We noticed an article about a tenant complaining to her landlord about a sign that was posted in the bathroom of her unit that said, “Do not flush tampons!” Obviously, the landlord was pointing a finger at that particular tenant for the plumbing problems. We found it interesting that this building was built in 1945 and it was a multiplex unit.
This discussion started to pick up some momentum as to who was really to blame. Was the landlord was in the right or wrong, or was the tenant overreacting? It wasn’t clear on how this really ended but does bring up a situation that we need to address.
Here are some ways for handling our tenant complaints:
- We are open to communication with tenants from the very beginning. There are always two sides to the story and it is very important to understand the situation first before assuming anything. Property managers here at Real Property Management Wasatch, we are taught to listen and be courteous to everyone, not just tenants and owners.
- Everything must be recorded and documented! It is extremely important that we keep diligent records regarding all issues brought to our attention. Pictures and videos help tell the stories in detail. Make sure you have a smart phone or camera ready for times like these. Here at Real Property Management Elite we always document every conversation and ask that our tenants and owners document everything as well. We would recommend a hand written letter or an email.
- Be patient. There is something to be said about the power of patience. We do believe this is a key factor to every disagreement or complaint. We never want to offend anyone; this is why we ask our property managers to be patient in dealing with difficult situations.
There are multiple complaints received in the property management business. But this is a big part of our job and we will continue to strive to dedicate ourselves and improve our customer service. We are always working hard to make a good impression and bring excellence to our tenants and owners.
